Insurance Appraisal and Umpire

Gardiner Appraisals and Consulting Services provides unbiased reviews of insurance claims to evaluate the property and/or any damage to provide a professional and neutral opinion during a dispute resolution process between insurance companies and their insureds. Additionally, Ed Gardiner is a court-appointed property loss umpire.

Building Consulting

Gardiner Appraisal and Consulting Services is a licensed residential and commercial contractor that provides consulting services related to the physical damage sustained on a building and the cost to repair these damages. We also offer reviews of prior estimates for accuracy, feasibility, and reliability. 

Thermography

Through the use of special cameras and drones, we can detect signs of current and or historic water leaks in residential and commercial spaces. Thermography is especially useful for hard-to-reach spaces such as attics, crawl spaces, and inside walls. It can also detect pests such as termites, rodents, and other insects.

Drone Services

Gardiner Appraisals and Consulting employs drone pilots with state-of-the-art equipment. We are experienced and FAA licensed. We can provide high-quality aerial videos, stills, and inspections. Additionally, we offer photogrammetry for 3D modeling to gain reliable measurements.

Roof Inspections

Roof inspections occur differently depending on the style of roof on a commercial or residential building. Flat roofs are inspected using thermography, nondestructive electrical impedance scans or other methods performed in accordance with ASTM and industry standards. Roof coring may also be used. Shingle, metal, and tile roofs can be physically inspected or through the use of thermography.

Valuation Appraisal of Real Estate

In addition to traditional appraisals, we provide valuations for diminished value claim purposes and insurable replacement costs and market values from information collected during the appraisal process. 

Risk Assessments

Risk Assessments are essential for understanding the current and future state of a property. These assessments are typically requested by insurance companies to determine the overall condition of a property before the binding of a new policy or a renewal of an existing policy.

Reserve Studies

This service is typically used by condo associations to provide directional guidance and an in-depth analysis of community assets. The initial reserve study requires an onsite inspection and thorough examination of the reserve fund status. This allows us to establish a prioritized schedule of capital improvement projects and a reserve funding plan to pay for them over the next 30-years. Gardiner Appraisal also provides less rigorous or meticulous reserve study updates. These are conducted every three to five years. 

Matterport Services

Matterport Services allows Gardiner Appraisals and Consulting Services to create 3D digital twins of properties for virtual tours and inspections. The 3D replicas are accurate, detailed, and measurable and are valuable for both the interior and exterior of residential and commercial properties.
